Hello realtors and potential buyers!  Park Place is a beautiful and well managed community and we are looking forward to having you as neighbors. 
 
Following are some general frequently asked questions about the community. Additional information about Cranberry Township's services (schools, utility providers, local taxes, polling places, etc.), can be found on the Township's New Resident Guide.
 
  • Do I need a resale certificate?
Yes, a resale certificate can be obtained by submitting the resale certificate request to our management company, Rj Community Management. There is a fee for preparing the certificate due at closing and made payable to Park Place Homeowners Association.  Please submit requests 15-20 days in advance of closing.
 
  • Is there a capitalization fee when purchasing a property in Park Place?
Yes, the current Capital Contribution is approximately $800.
 
  • How are HOA dues collected?
HOA dues are paid monthly, to our management company via check or through your bank's online bill paying service.
 
  • Can we rent our property?
No, rentals are typically not permitted in Park Place. 
 
  • Can we make external changes to the property (landscaping, painting, fences, decks, patios, pergolas, sheds, gazebos, etc.)?
Yes, but Architecture Review Committee pre-approval is required. 
 
  • Are fences allowed?
Yes, but Architectural Review Committee pre-approval is required.
 
  • Can we have above ground pools?
No, above ground pools are not allowed in the community.  There is a great pool at the Clubhouse with dining area.
 
  • What amenities are available in the community?
Clubhouse with fitness center, on demand fitness center, swimming pool with grill and dining area, gas fire pit, pool tables, golf simulator, putting green, horse shoe pits, bocce courts, and children's playground.
 
  • Can the Clubhouse be rented?
Yes, it can be rented via the Park Place HOA website.
 
  • How are the Clubhouse, pool, and fitness center accessed?
They are all locked and accessible via key fob.
 
  • Does the HOA maintain lawns and common areas?
Yes, HOA maintains all the common areas and Townhome landscaping, but single family homeowners are responsible for maintaining their own property. 
 
  • What social events are organized?
To name a few, Summer kickoff party, Halloween parade, winter Holiday party, St. Patrick's Day party, Easter egg hunt, vendor fairs, food trucks, etc.
 
  • Where will my mailbox be?
A few single family homes do have a mailbox on the street, but for the most part, mail is collected at clustered boxes throughout the community.
 
  • Do pets always need to be on a leash?
Yes, pets must be leashed when they are on common property, and pet owners must clean up after pets.
 
  • What school district is the community in?
Park Place resides within the Seneca Valley School District.
